Welcome to Moj Investments (Pty) Ltd. By booking or staying at any of our apartments, you agree to the following terms and conditions. These terms are designed to protect both our guests and our property, ensuring a safe, fair, and transparent experience for everyone.
1. Company Overview
Moj Investments (Pty) Ltd (“Moj Investments”, “we”, “our”, or “us”) operates a selection of modern, serviced 2-3 bedroom apartments located in secure estates near Greenstone Mall and Lethabong, Johannesburg. Our properties are available for short-term and extended stays and can be booked directly through our website or via verified third-party platforms such as Airbnb and Booking.com.
2. How Bookings Work
Booking your stay is simple:
- View Apartments Online – Browse available apartments on this website or via Airbnb and Booking.com.
- Check Availability – Use our date selector to view real-time rates and available dates.
- Book Securely – Choose to book directly and pay via EFT, or use Airbnb/Booking.com for instant confirmation and secure payment processing.
- Enjoy Your Stay – All our apartments feature self check-in via a lockbox, 24-hour security, and on-site parking.
No matter which platform you choose, you’ll receive the same professional service, property standards, and guest support.
3. Payment Policy
Full payment is required to confirm all direct bookings.
- For EFT payments, proof of payment must be sent to infomojinvestment@gmail.com within 2 hours of booking to secure your dates.
- Failure to provide proof of payment within the stated time may result in automatic cancellation.
Prices are listed in South African Rand (ZAR) and include VAT where applicable.
4. Refunds & Cancellations
To maintain fair pricing and high availability, Moj Investments follows a balanced and transparent policy:
- Free Cancellation – Within 24 hours of booking confirmation.
- Flexible Cancellation – Cancel up to 5 days before check-in for a 50% refund, minus any banking or processing fees.
- Late Cancellations – No refunds are offered for cancellations made less than 5 days before check-in.
- Date Changes – Requests to reschedule may be accommodated depending on availability and seasonal rates.
- Refunds (where applicable) are processed within 5-7 business days after approval.
Bookings made via Airbnb or Booking.com are subject to their respective cancellation policies and refund timelines.
5. Check-In, Check-Out & Access
- Check-In: From 11:30 AM – 12:00 midnight
- Check-Out: Between 10:00 AM – 10:30 AM
- Self Check-In: Guests will receive access instructions and lockbox details prior to arrival.
- A valid ID or passport must be provided before or upon arrival.
Early check-in or late check-out may be available upon request, subject to availability and additional charges.
6. Guest Responsibilities
Guests agree to:
- Respect all house rules displayed within the apartment.
- Maintain reasonable noise levels, especially during quiet hours (17:00-07:00).
- Refrain from hosting parties, gatherings, or events without prior approval.
- Use all facilities responsibly and report any damage immediately.
- Ensure the property is locked and secured when unattended.
Any deliberate or negligent damage caused to the property, furnishings, or shared estate areas may result in additional charges or legal recovery of costs.
7. Smoking, Pets & Safety
- Smoking is strictly prohibited inside the apartments. Designated outdoor areas (balconies or patios) may be used responsibly.
- Pets are not allowed unless explicitly agreed upon in writing.
- Guests must comply with all safety and security regulations, including access codes, parking rules, and estate entry policies.
8. Liability Disclaimer
Moj Investments (Pty) Ltd will not be held liable for:
- Any personal injury, loss, or damage to personal property during the stay.
- Disruptions caused by power outages, water restrictions, or maintenance issues beyond our control.
- Acts of nature, municipal restrictions, or service interruptions.
Guests are encouraged to take out appropriate travel or personal insurance before arrival.
9. Property Maintenance
Regular maintenance and cleaning are performed to ensure our apartments remain in excellent condition. Should any issue arise during your stay, please report it immediately – we’ll attend to it as soon as possible.
10. Privacy & Data Protection
Your personal information is handled securely and used solely for booking, check-in, and communication purposes. Moj Investments does not share personal data with third parties, except where required by law or in coordination with verified booking platforms.
11. Governing Law
These terms are governed by the laws of the Republic of South Africa.
By booking or staying with Moj Investments, guests acknowledge and agree that any disputes shall be resolved under South African jurisdiction.
