Refunds & Cancellations Policy

At Moj Investments (Pty) Ltd, we value fairness, transparency, and professionalism.
This policy explains how refunds, cancellations, and booking changes are handled for stays booked directly through our website, as well as through Airbnb and Booking.com.

Our goal is to keep our properties available to serious guests while protecting the business from last-minute losses or non-refundable supplier costs.

1. Booking Confirmation

All bookings are confirmed only after full payment has been received and proof of payment submitted (for EFT payments). Once payment is confirmed, guests will receive a written confirmation and access instructions for self check-in.

Bookings made via Airbnb or Booking.com are confirmed immediately through those platforms’ systems, and their terms will also apply.

2. Cancellation Policy

We understand that travel plans sometimes change unexpectedly. To keep things fair for both parties, Moj Investments offers a balanced cancellation structure:

  • Free Cancellation:
    Cancellations made within 24 hours of booking confirmation are fully refundable.
  • Flexible Cancellation:
    Cancellations made up to 5 days before check-in qualify for a 50% refund (minus applicable bank or processing fees).
  • Late Cancellations:
    Cancellations made less than 5 days before check-in are non-refundable, as the reserved dates cannot easily be rebooked on short notice.
  • No-Shows:
    Failure to check in on the booked date without prior notice is considered a no-show, and the booking amount will be forfeited in full.

3. Date Changes & Amendments

  • Guests may request to change their booking dates up to 7 days before check-in, subject to availability and seasonal rate adjustments.
  • One complimentary date change is permitted; additional changes may incur an administrative fee.

4. Refund Process

  • Refunds (when applicable) are processed via the same method of payment used for booking.
  • For EFT payments, refunds are typically completed within 5-7 business days after approval.
  • Moj Investments reserves the right to deduct any banking fees, transaction costs, or third-party platform fees related to the refund.
  • Refunds for Airbnb or Booking.com reservations will be handled exclusively through those platforms, following their respective timelines and procedures.

5. Force Majeure & Unforeseen Circumstances

No refunds will be issued for cancellations due to circumstances beyond our control, including but not limited to:

  • Natural disasters, power outages, or water restrictions;
  • Acts of government or regulation changes;
  • Security risks or estate-level restrictions;
  • Airline cancellations or transport delays.

In such cases, Moj Investments may, at its discretion, offer a credit voucher or date reschedule valid for up to 12 months.

6. Direct Bookings vs. Platform Bookings

Guests booking via Airbnb or Booking.com are automatically covered by those platforms’ terms, refund timelines, and dispute resolution processes.

For direct website bookings, this Refunds & Cancellations Policy applies in full and overrides any conflicting statements made elsewhere.

7. Consumer Protection Compliance

This policy aligns with the Consumer Protection Act, 2008 (Act No. 68 of 2008) of the Republic of South Africa.

Refund decisions will always be made fairly, with written communication provided for every cancellation, adjustment, or dispute.
